Inspections

Inspections on new builds — still do them

New is not perfect. Independent inspections catch installation issues before they hide behind drywall or after warranty finger-pointing begins.

Common touchpoints: pre-drywall inspection, pre-close inspection, and specialty checks when warranted. Builder QA is not the same as an inspector you hire.

Direct: Skipping inspections to “not offend the builder” is how buyers inherit fixable problems.

Pair with punch lists and warranties.

Keep the roles honest

MoJo = your independent buyer agent

Contract review, incentive math, inspection/punch-list strategy, and negotiation for you. MoJo is not paid to fill the builder’s quota.

Builder on-site sales = builder’s team

On-site agents know the community and the builder’s process. Their job is to sell that builder’s homes. That is useful — and it is not the same as buyer representation.
