Representation
Both can be polite. Only one works exclusively for you. Builders staff sales for a reason — sell inventory.
On-site agents explain floor plans, current incentives, and builder process. That is valuable. It is not a substitute for a buyer’s agent who can compare builders, pressure-test upgrade pricing, and review contracts with your interests first.
Direct: Register with your agent before your first serious model visit when the builder requires it. Do not assume you can “add an agent later.”
Contract review, incentive math, inspection/punch-list strategy, and negotiation for you. MoJo is not paid to fill the builder’s quota.
On-site agents know the community and the builder’s process. Their job is to sell that builder’s homes. That is useful — and it is not the same as buyer representation.
